The federal measure

The Federal Housing Finance Agency’s house price index for the Miami-Miami Beach-Kendall metropolitan division, which covers Miami-Dade County and tracks repeat sales and refinances of the same homes, stood at 666.21 in the second quarter of 2026, up 1.3% from 657.88 a year earlier. The FHFA index includes only homes with mortgages backed by Fannie Mae or Freddie Mac, which leaves out many cash and condo sales, one reason it can differ from Zillow’s.

The Census figure

The Census Bureau’s 2020-2024 American Community Survey put the median value of owner-occupied homes in Miami at $518,100, against $463,000 for Miami-Dade County. That figure is what owners say their home is worth, collected over five years, so it trails the market. The same survey found 69% of Miami households rent (134,753 of 194,821), and the median gross rent was $1,758 a month. More in our Miami population guide.
